The Prestige Dobbaspet cost sheet helps buyers plan their full budget before booking. The base price starts at Rs 48 Lakhs for a 1 BHK in Sompura, NH-48. All apartments are priced at Rs 8,000 per sq.ft. Stamp duty, registration, and GST are charged separately on top of the flat price.

The 1 BHK suits investors and working professionals. The 2 BHK fits small families. The 4 BHK, up to 2,600 sq.ft., goes up to Rs 2.08 Crore. Detailed floor plan sizes and 3 BHK pricing will be released at the February 2027 launch.

Booking Amount and Payment Plan

The standard down payment is 20% of the flat price. The remaining 80% is paid in milestone-linked stages as construction progresses across the 16 towers. Possession is expected in December 2031.

Additional Charges

The base price covers the apartment only. Buyers must budget for these charges on top.

GST. 5% of the property value on under-construction apartments.
Stamp duty. 5% of the registered property value under Karnataka norms. All Prestige Dobbaspet units are well above the Rs 45 Lakh threshold.
Registration charges. 1% of the registered property value. Paid at the sub-registrar's office.
Floor-rise charges. Higher floors carry a premium above the Rs 8,000 base rate. Early buyers can select lower floors to avoid this.
Preferential Location Charges (PLC). Park-facing, corner, and open-view units carry a PLC over the base rate. The project has a 17.5-acre central park — units facing it may carry PLC. Confirm with the sales team.
Car parking. Covered basement parking is typically charged separately.

What the Base Price Covers

The base price covers the apartment and construction. It includes access to the 50-acre gated campus. Open spaces cover 55% of the total land. The 17.5-acre central park and 2.5-acre clubhouse are shared by all 3,800 residents.
