Prestige Dobbaspet RERA

Prestige Dobbaspet is in the pre-launch phase. Karnataka RERA registration is in progress. The registration number is awaited. It is expected before or at the February 2027 official launch.

Once registered, Prestige Group will publish the RERA number in all project communications. It will also appear on the Karnataka RERA portal at rera.karnataka.gov.in.

Do not pay more than the EOI amount before RERA is confirmed and a sale agreement is signed. Do not pay more than 10% of the apartment cost before RERA registration is done.

The Karnataka RERA filing is a public document. Once the project is registered, it contains these key details:

• Project details — land area, tower count, floors, and total unit count
• Unit sizes — RERA carpet areas for each configuration (1, 2, 3, and 4 BHK)
• Completion date — the date the developer commits to finishing construction
• Possession timeline — expected possession date for buyers (currently December 2031)
• Approvals and sanctions — layout approval, building plan, and all required clearances
• Quarterly progress reports — the developer must file construction updates every quarter
• Payment plan — the RERA-registered milestone-linked payment schedule

RERA gives buyers specific legal rights once the project is registered.

• Advance limit. Before the sale agreement is signed, a developer cannot collect more than 10% of the apartment cost. This limit applies until RERA registration is confirmed. The current EOI amount must stay within this limit.
• Sale agreement. After booking, all payments are linked to construction milestones. At least 70% of buyer funds must be deposited in a separate account and used only for this project's construction and land cost.
• Carpet area transparency. The developer must sell on RERA carpet area. The filing will publish the exact carpet area for each 1 BHK, 2 BHK, 3 BHK, and 4 BHK configuration. Confirm this matches the sizes in the sales material.
• Completion accountability. The developer is bound to the RERA-filed completion date of December 2031. A delay entitles buyers to interest at SBI MCLR + 2% per month or a full refund with interest.
• Defect liability. For 5 years after possession, the developer must repair structural defects at no cost to the buyer.
• Grievance redressal. Buyers can file complaints with the Karnataka RERA authority if the developer does not meet the registered terms.

Once registered, verify Prestige Dobbaspet on the Karnataka RERA portal at rera.karnataka.gov.in.

1. Visit the Karnataka RERA portal.

2. Go to the "Search Projects" or "Registered Projects" section.

3. Enter "Prestige Dobbaspet" or the developer name in the search box.

4. The results will show the RERA number, completion date, carpet areas, and all approvals filed.

5. Check the quarterly progress reports to track construction status after booking.

Until the project is registered, treat all prices as indicative. Do not pay beyond the EOI amount.

Prestige Dobbaspet is on 50 acres in Sompura, NH-48, Nelamangala Taluk, Bangalore Rural. The project has 16 towers of 2–3 basements + G + 16–20 floors. Total homes are ~3,800. Open space is 55% with a 17.5-acre central park and a 2.5-acre multi-level clubhouse. Configurations are 1 BHK (600–750 sq ft), 2 BHK (from 1,000 sq ft), 3 BHK, and 4 BHK (2,200–2,600 sq ft). The KIADB Dobbaspet industrial hub is within 5 km. The STRR is under construction and will further improve corridor connectivity.
